Opportunity

Opened in 1999 in downtown São Paulo, the development occupies a historic building that once served as the headquarters of Companhia Light. As a vertical shopping mall, it faced operational challenges, including low foot traffic and a vacancy rate exceeding 50% at the time of acquisition.

Solution

Following the acquisition, in partnership with General Shopping & Outlets do Brasil, we led a comprehensive restructuring process. This included brand repositioning, a review of the tenant mix, structural changes to space types, a new layout, internal traffic improvements, and space revitalization.

Result

By 2015, the property was operating with 100% occupancy across all seven floors. Consolidated as a major shopping hub in central São Paulo, it was subsequently acquired by an international investment fund active in the sector.

Guarulhos, SP

Opportunity

Based on market analysis, a demand was identified for a shopping mall for the B+ and A demographics in Guarulhos, the second-largest city in the state of São Paulo, with a population of approximately 1.5 million.

Solution

In 2011, in partnership with General Shopping & Outlets do Brasil, we acquired a 24,000 m² plot of land in a neighborhood undergoing major real estate expansion. The project included integration with a residential development consisting of 800 units, establishing a continuous customer base for the shopping mall.

Result

The project was conceived as a high-end shopping mall featuring a complete mix of shopping, services, leisure, and dining. While still under construction, it received a buyout proposal, resulting in the sale of our stake to a financial institution's real estate investment fund.
